コンフォリア・レジデンシャル投資法人が、投資口の追加発行を行う。公募増資は2期連続。 発行口数は19,870口、オーバーアロットメントによる売出口数は990口。これにより発行後の投資口数は2.8％増の757,842口となる予定。 調達額は67億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、「コンフォリア森下サウス」等、都内の住宅3物件、取得額は計74.3億円。売主はスポンサーである東急不動産。これにより取得後のポートフォリオ全体の規模は2.5％増の3,073億円と、3,000億円を達成する。一方、有利子負債比率は51.5％から50.6％へ低下する。 これらに伴い第27期（2024年1月期）業績予想を修正。新規3物件の収益が寄与し、3月に公表した業績予想に対し2.8％増益を見込む。内部留保より212百万円を取崩し、投資口数が増加するも、1口当たり分配金は5,650円と変わらない見通し。 併せて第28期（2024年7月期）業績予想を発表。新規3物件の通期稼働により、前期予想比0.7％増益を見込む。内部留保より189百万円を取崩し、1口当たり分配金は5,660円と前期予想より0.2％増となる見通し。 コロナ収束による人口の東京回帰の動きを捉え、引き続き東京23区の住宅を取得するとともに、稼働率や賃料の上昇を狙う。
