コンフォリア・レジデンシャル投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は20,000口、オーバーアロットメントによる売出口数は1,000口。これにより発行後の投資口数は2.9％増の736,982口となる予定。 調達額は60億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「ニチイホーム川口」等、有料老人ホーム1物件、住宅3物件、ソーシャルアパートメント1物件、学生レジデンス2物件の計7物件、取得額は計114億円。これにより取得後のポートフォリオ全体の規模は2,964億円となる。 これらに伴い第26期（2023年7月期）業績予想を修正。上記物件と公表済の計8物件の賃貸収益、コンフォリア西大井の売却益200百万円計上により、9月に公表した業績予想に対し7.3％増益を見込む。内部留保より差引き105百万円を取崩し、投資口数が増加するも、1口当たり分配金は5,620円と4.1％増となる見通し。 併せて第27期（2024年1月期）業績予想を公表。前期に取得する物件が通期寄与するが、前期の物件売却益がなくなるため、前期予想比2.3％減益を見込む。内部留保より220百万円を取崩し、1口当たり分配金は5,650円と前期予想比0.5％増となる見通し。
