コンフォリア・レジデンシャル投資法人が、第24期（2022年7月期）決算を発表した。 第24期は、投資口の追加発行を行い、「キャンパスヴィレッジ浦安」等、7物件を取得した。ポートフォリオ全体の期中平均稼働率は96.2％と前期より0.1ポイント上昇。また入替時の賃料変動率は2期ぶりにプラスに転じた。新規物件が寄与し、前期比2.4％増益。内部留保より114百万円を取崩すが、投資口数3.3％増加により、1口当たり分配金は5,334円と前期比3.5％減となった。 期末のポートフォリオは147物件、資産規模（取得額合計）は2,810億円、有利子負債比率は50.7％。 第25期（2023年1月期）は、期中平均稼働率95.8％を想定するが、前期に取得した物件の通期稼働により、前期比1.5％増益を見込む。内部留保より107百万円を取崩し、1口当たり分配金は5,400円と前期比1.2％増となる見通し。 第26期（2023年7月期）は、期中平均稼働率95.7％を想定する。当期利益は前期予想と同水準となる見込み。内部留保より105百万円を取崩し、1口当たり分配金は5,400円と前期予想と同額となる見通し。 今後2年程度で、中期目標である資産規模3,000億円、1口当たり巡航分配金5,500円の達成を目指す。
