コンフォリア・レジデンシャル投資法人が、第20期（2020年7月期）決算を発表した。 第20期は、投資口の追加発行を行い、「コンフォリア滝野川」等、住宅9物件を取得した。これにより賃貸収益が増加するが、前期の物件売却益がなくなったことや、固都税及び消費税の増加により、前期比1.1％減益。内部留保より42百万円を取崩し、投資口数が4.8％増加するも、1口当たり分配金は5,309円と前期を0.3％上回った。 緊急事態宣言を受け、4月～6月のリーシング停滞により稼働率の回復が遅れたが、賃料上昇は継続しており、業績への影響は限定的。 期末のポートフォリオは135物件、資産規模（取得額合計）は2,459億円、有利子負債比率は50.4％。 併せて「コンフォリア新御徒町」等、スポンサーである東急不動産が開発した都内の住宅4物件を取得する。4物件の取得額は計77.55億円。取得後の資産規模は3.2％増の2,537億円、有利子負債比率は51.5％となる。 第21期（2021年1月期）は、前期に取得した物件の通期稼働、上記4物件の賃貸収益が寄与し、前期比1.6％増益を見込む。1口当たり分配金は5,330円となる見通し。 第22期（2021年7月期）は、固都税が増加する一方、上記4物件の通期稼働により、前期予想比0.8％増益を見込む。内部留保より32百万円を取崩し、1口当たり分配金は5,420円となる見通し。
