コンフォリア・レジデンシャル投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は51,270口、オーバーアロットメントによる売出口数は2,570口。これにより発行後の投資口数は9.2％増の640,834口となる予定。 調達額は139億円を見込み、併せて発表した物件の取得資金とする。 新たに取得する物件は、「コンフォリア渋谷WEST」等、都内のレジデンス9物件、取得額は計186.5億円。これによりポートフォリオ全体の規模は9％増の2,247億円となる。 これに伴い、第18期（2019年7月期）及び第19期（2020年1月期）業績予想を発表した。 第18期は、上記9物件の収益が寄与し、前期予想比10.1％増益を見込む。内部留保より39百万円を取崩し、投資口数が増加するも、1口当たり分配金は5,000円と前期予想を1.0％上回る見通し。 第19期は、9物件の通期稼働により、前期予想比0.6％増益を見込む。内部留保より45百万円を取崩し、1口当たり分配金は5,040円となる見通し。
