コンフォリア・レジデンシャル投資法人が、第16期（2018年7月期）決算を発表した。 第16期は、投資口の追加発行を行い「コンフォリア上野入谷」等8物件を取得する一方、「コンフォリア横濱関内」「コンフォリア狛江」を売却。賃貸収益の増加や物件売却益375百万円が寄与し、前期比19.3％増益。売却益のうち285百万円を内部留保とし、投資口数が4.1％増加するも、1口当たり分配金は4,985円と前期を4.1％上回った。 期末のポートフォリオは117物件、資産規模（取得額合計）は2,021億円、有利子負債比率は51.0％。 併せて、投資法人初となる有料老人ホームを取得することを発表。 物件は、横浜市営地下鉄センター南駅より徒歩3分に位置する、2009年竣工、9階建の住宅型有料老人ホーム。総居室数124室。東急不動産と20年間の賃料固定マスターリース契約を締結する。取得額は41.5億円。 第17期（2019年1月期）は、前期に取得した物件が通期寄与する一方、前期の物件売却益がなくなるため、前期比9.9％減益を見込む。内部留保より30百万円を取り崩し、1口当たり分配金は4,950円となる見通し。
