アクティビア・プロパティーズ投資法人が、第23期（2023年5月期）決算を発表した。 第23期は、「霞ヶ関東急ビル」「A-FLAG西心斎橋」を取得する一方、「東急プラザ銀座」の底地、「ルオーゴ汐留」の一部を売却した。また課題であったオフィスの期末稼働率は95.6％と前期より+3.8ポイントと大きく改善した。商業施設とホテルの歩合賃料や物件売却益2,388百万円が寄与し、前期比12.7％増益。841百万円を内部留保する一方、自己投資口の取得により投資口数0.6％減少により、1口当たり分配金は9,875円と前期比6.2％増となった。 期末のポートフォリオは47物件、資産規模（取得額合計）は5,484億円、有利子負債比率は46.9％。 第24期（2023年11月期）は、「ルオーゴ汐留」の残持分を売却し、売却益2,261百万円を計上する。売却益の減少、修繕費の増加により、前期比6.4％減益を見込む。768百万円を内部留保とし、1口当たり分配金は9,300円と前期比5.8％減となる見通し。 第25期（2024年5月期）は、前期の物件売却益がなくなるため、前期予想比21.8％減益を見込む。内部留保より1,035百万円を取崩し、1口当たり分配金は9,300円を維持する見通し。 引き続きポートフォリオの収益改善を目的に物件入替えを検討する。また当面の分配金下限目標9,300円を維持する方針。
