アクティビア・プロパティーズ投資法人（API）が、スポンサーである東急不動産グループと10月に物件入替えを行う。 売却する「東急プラザ赤坂」は、地下鉄赤坂見附駅より徒歩1分に位置する、ホテル・商業・オフィスの複合施設。核テナントである東急ホテルズとの現行契約が10月末迄のため、再契約の交渉をしていたが、コロナ禍を要因とするホテル売上げ減少を背景に、賃料を減額した上で再契約となった。 本物件の収益が減少する点や築51年を経過する点から売却する。売却額は118億円。簿価との差額は262百万円。 取得する物件は、JR山手線田町駅より徒歩2分に位置する、2003年竣工、10階建、高層階に住宅を併設するオフィスビル。5月時点のテナントは24社、稼働率は98.8％。取得額は68億円。 なお、スポンサーグループが将来的に東急プラザ赤坂を建替する場合、APIが建物の優先交渉権を取得する予定。 本物件入替えに伴い、第20期（2021年11月期）に売却益が発生するが、業績予想の修正は、7月公表予定の第19期（2021年5月期）決算発表時に併せて公表する。
