アクティビア・プロパティーズ投資法人が、第16期（2019年11月期）決算を発表した。 第16期は「A-FLAG赤坂」の残り50％持分を売却。修繕費や固都税が増加する一方、前期に取得した物件の通期稼働、ホテルの歩合賃料計上、オフィスビルの賃料増額が寄与し、前期比1.2％増益。1口当たり分配金は10,137円となった。 期末のポートフォリオは44物件、資産規模（取得額合計）は4,989億円、有利子負債比率は45.5％。 第17期（2020年5月期）は「恵比寿プライムスクエア」を取得する一方、「A-PLACE新橋駅前」を売却予定。物件入替えに伴い賃貸収益が増加するが、物件売却益及びホテル歩合賃料の減少により、前期比2.5％減益を見込み、1口当たり分配金は9,880円となる見通し。 第18期（2020年11月期）は、前期の物件売却益がなくなるが、ホテルの歩合賃料計上や既存物件の増収が寄与し、前期予想比0.5％増益を見込み、1口当たり分配金は9,930円となる見通し。 有利子負債比率は、第17期末及び第18末ともに46.6％と上昇する見込み。 物件入替えや賃料増額による収益増加が順調に進んだことから、1口当たり巡航分配金10,000円の達成目標を1年前倒し、今後1年半～2年以内に変更する。
