アクティビア・プロパティーズ投資法人が、スポンサーである東急不動産グループと物件入替えを行う。 取得する「恵比寿プライムスクエア」は、JR恵比寿駅より徒歩6分に位置する、1997年竣工、22階建のオフィスビル。共有持分の51％を取得する。取得額は307億円。残共有持分49％はインベスコ・オフィス・ジェイリート投資法人が運用している。 売却する「A-PLACE新橋駅前」は、JR山手線新橋駅より徒歩1分に位置する、2008年竣工のオフィス・商業の複合ビル。ヤマダ電機が2018年に退去後、マルチテナント化のリニューアル工事を実施したが、貸室面積の減少により収益が低下し、含み損となっていた。そのため恵比寿プライムスクエアと入替えることで、売却を決定した。売却額は210億円。 これに伴い、第17期（2020年5月期）業績予想を修正。恵比寿プライムスクエアの賃貸収益、A-PLACE新橋駅前の売却益158百万円が寄与し、7月に公表した業績予想に対し1.9％増益を見込み、1口当たり分配金は9,880円となる見通し。 併せて第18期（2020年11月期）業績予想を発表。物件売却益がなくなるが、物件入替えによる賃貸収益増加により、前期予想比0.5％増益を見込み、1口当たり分配金は9,930円となる見通し。 なお、有利子負債比率は第17期末及び第18期末ともに46.6％を見込む。
