アクティビア・プロパティーズ投資法人が、第11期（平成29年5月期）決算を発表した。 第11期は、投資口の追加発行を行い「汐留ビルディング」等5物件を取得。これによる賃貸収益や既存物件の賃料増額改定が寄与し、前期比13.7％増益。投資口数が10.9％増加するも、1口当たり分配金は9,248円と前期を2.5％上回った。 期末のポートフォリオは39物件、資産規模（取得額合計）は4,079億円、有利子負債比率は46.0％。なお、私募REITを含め東急不動産をスポンサーとする3投資法人の資産運用会社が統合し、東急不動産リート・マネジメントとして新体制が発足した。 第12期（平成29年11月期）は、固都税や修繕費が増加する一方、前期に取得した物件の通期稼働やホテルの歩合賃料の増加により、前期比0.1％増益を見込み、1口当たり分配金は9,255円となる見通し。 第13期（平成30年5月期）は、ホテル歩合賃料が減少する一方、既存物件の賃料増加や修繕費の減少により、前期予想比0.1％増益を見込み、1口当たり分配金は9,260円となる見通し。 なお、投資比率5％を占める新橋プレイスは、一棟貸しテナントであるヤマダ電機が2018年5月退去予定。退去後は商業施設、オフィスビル、複合施設いずれかによる継続保有、または売却等、様々な選択肢から検討する。
