アクティビア・プロパティーズ投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は61,040口、オーバーアロットメントによる売出口数は4,520口。これにより発行後の投資口数は10.9％増の665,214口となる予定。 調達額は約309億円を見込み、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、南青山と代官山の商業施設と、汐留ビルディング（追加）。3物件の取得額は計278.8億円。12月取得予定の「A-FLAG骨董通り」を含め、ポートフォリオ全体の規模は9％増の3,891億円となる。 これらに伴い、第11期（平成29年5月期）業績予想を修正。9月以降に取得及び取得予定の6物件の収益が寄与し、7月に公表した業績予想に対し14.7％増益を見込み、投資口数が増加するも、1口当たり分配金は9,116円と3.4％上回る見通し。 第12期（平成29年11月期）は、第11期に取得する物件の通期稼働により、前期予想比0.6％増益を見込み、1口当たり分配金は9,167円となる見通し。 なお、有利子負債比率は、第11期末及び第12期末ともに44％程度の見込み。
