産業ファンド投資法人（IIF）が、匿名組合出資持分を取得する。 対象となる不動産は、佐賀県鳥栖市にある工場。パナソニックコネクトが工場として保有していたが、拠点集約に伴い本物件をSPC（鳥栖産業施設合同会社）へ売却する。SPCはIPカメラを製造するi-PRO株式会社と15年間の定期賃貸借契約を締結（10年目以降はCPI連動賃料）及び改修工事を行う。本物件の鑑定価格は36.5億円。 IIFは本SPCに対し匿名組合出資を行う。出資額は300百万円（匿名組合出資総額の8.7％）。想定配当利回りは5.0％。併せて2027年3月を期限とする本物件の優先交渉権を取得する。
