産業ファンド投資法人が、IIF神戸ロジスティクスセンターを売却する。 売却する物件は、神戸市灘区摩耶埠頭に位置する、2001年竣工の物流施設。 21年2月にテナント退去後、マルチテナント型施設へ改修しテナント誘致を進めたが、現在の稼働率は18.1％と低稼働であった。売却先（非開示）より簿価を上回る価格で売却提案を受け、売却を決定した。売却額は85.2億円。23年7月期～24年7月期の3期（計4回）に分割して売却する。 併せて23年1月期業績予想を修正した。IIF羽村ロジスティクスセンターの再開発に伴う解体において廃棄物処理費用として715百万円を計上。これにより9月に公表した業績予想に対し9.3％減益を見込むが、税会不一致が発生するため一時差異等調整引当額を計上し、1口当たり分配金（利益超過分配金含む）は3,122円と前回予想比1.7％増となる見通し。 なお、廃棄物処理費用は23年7月～24年7月期の3期に渡って実施予定。各期において税会不一致が解消するため、一時差異等調整引当額の戻入が発生する。このためIIF神戸ロジスティクスセンターの売却益を計上し、分配金を維持する予定。 これらに伴う23年7月期以降の業績予想への影響は、3月開示予定の23年1月期決算にて公表する。
