産業ファンド投資法人が、神奈川県藤沢市に保有する武田薬品工業の研究施設の持分を追加取得する。取得額は154億円。 物件は、JR東海道線藤沢駅より2.1キロに位置する、敷地面積220,000平米に建つ、2011年竣工、9階建の研究施設。2011年に武田薬品工業が研究所として開設、2018年に湘南ヘルスイノベーションパークと改称し、製薬関連のベンチャー企業等の拠点として90社へ転貸する。 IIFは、本物件の共有持分60％を2020年9月に取得済であり、残り40％の優先交渉権を保有していた。優先交渉権を行使し、これにより完全所有となる。 武田薬品工業と2040年9月迄のマスターリース契約（2025年9月まで解約不可）を締結済。 本物件は第29期（2022年1月期）となるため、第28期（2021年7月期）業績への影響はなし。第29期業績予想は未公表。
