産業ファンド投資法人が、第27期（2021年1月期）決算を発表した。 第27期は、投資口の追加発行を行い「IIF湘南ヘルスイノベーションパーク」等、3物件を取得、「IIF常陸那珂港ロジスティクスセンター」の底地を売却した。新規物件の賃貸収益が寄与し、前期比24.5％増益。投資口数が10.1％増加するも、1口当たり分配金（利益超過分配金含む）は3,201円と、前期比13％増となった。 期末のポートフォリオは77物件、資産規模（取得額合計）は3,688億円、有利子負債比率は47.8％。 第28期（2021年7月期）は、前期に取得した物件が通期寄与するが、固都税の増加や、IIF神戸ロジスティクスセンターのテナント退去により、前期比0.7％減益を見込み、1口当たり分配金（利益超過分配金含む）は3,178円となる見通し。 併せて、分配方針を変更することを発表した。建替や増築等の再開発案件が続くため、再開発期間の減収や一時的な費用発生に対する分配金の平準化を目的として、一時的利益超過分配を行う。更に再開発物件は減価償却費の割合が高くなる傾向のため、継続的利益超過分配の導入も検討する方向。
