産業ファンド投資法人（IIF）が、神奈川県藤沢市にある武田薬品工業の研究施設の持分を取得する。取得額は11.55億円。 物件は、JR東海道線藤沢駅より2.1キロに位置する、敷地面積220,000平米に建つ、2011年竣工、9階建の研究施設。2011年に武田薬品工業が研究所として開設、2018年に湘南ヘルスイノベーションパークと改称し、製薬関連のベンチャー企業等の拠点として約60社へ転貸する。 IIFの資産運用会社である三菱商事・ユービーエス・リアルティは、本施設の運営パートナーとして継続的に関与していく方針。第一段階として、IIFが本物件の共有持分3％を9月に取得し、残り97％の優先交渉権を持つ。優先交渉権の期限は2022年3月末。 武田薬品工業と20年間のマスターリース契約（5年間は解約不可）を締結する。但し、6年目以降はエンドテナントとの直接契約が可能となる。
