産業ファンド投資法人が、第23期（2019年1月期）決算を発表した。 第23期は「IIFつくばマニュファクチャリングセンター」の底地を取得。前期に取得した物件が通期寄与し、前期比0.2％増益、1口当たり分配金（利益超過分配金含む）は2,723円となった。 期末のポートフォリオは67物件、資産規模（取得額合計）は2,756億円、有利子負債比率は50.1％。 併せて「IIF厚木ロジスティクスセンター」を売却することを発表した。償却後NOI利回りが2.1％と、ポートフォリオの償却後NOI利回り4.8％を下回る点や、今後の収益改善が見込めない点から売却を決定した。売却額は25.6億円。簿価との差額は約10億円となる。 2期に分割して売却することにより、売却益を2期にわたって計上する。 第24期（2019年7月期）は、IIF厚木ロジスティクスセンターの共有持分50％を売却する。金利スワップ解約精算金が発生するが、物件売却益469百万円計上により、前期比7.7％増益を見込み、1口当たり分配金（利益超過分配金含む）は2,933円となる見通し。 IIF厚木ロジスティクスセンターの残り50％は、第25期（2020年1月期）に売却予定。 なお、一時的な要因を排除した巡航ベースの1口当たり分配金を2,712円と試算する。今後の目標として、物件取得によって1年後の巡航分配金2,800円を目指す。
