産業ファンド投資法人（IIF）が、匿名組合出資持分を取得する。 対象となる不動産は、大田区東糀谷6丁目に位置する、2012年竣工、4階建の工場アパート（シェア工場施設）。鑑定価格は50.3億円。中小の製造業の支援を目的として開発され、大田区がテナントとして定期賃貸借契約（残存期間13年間）を締結する。 IIFは、本物件を取得するSPCへ匿名組合出資（持分割合6.06％）を行い、想定利回り7.6％の配当を5年間受領する。 併せて本物件の優先交渉権を取得する。優先交渉権の期限は2024年2月末。取得時の価格条件は44.9億円。
