産業ファンド投資法人（IIF）が、第17期（平成27年12月期）決算を発表した。ガス検査施設の底地を取得。前期に取得した6物件の通期稼働が寄与し、前期比6.0％増益、1口当たり分配金は9,324円となった。期末のポートフォリオは43物件、資産規模（取得額合計）は2,045億円、有利子負債比率は50.2％。併せて、2物件の取得を発表。1件は静岡県掛川市の工場底地。テナントとの契約は30年間（10年間解約不可）。もう1件は、横浜・山下町に位置する自動車部品の研究施設。テナントとの契約残存期間は11.5年。IIFは本物件の共有持分0.3％を取得し、併せて残り99.7％の優先交渉権を取得する。これらに伴い、第18期（平成28年6月期）は、1月に取得した福岡の物流施設を含め3物件の取得や「IIF羽田空港メインテナンスセンター」の賃料増額改定が寄与し、前期比2.4％増益を見込み、1口当たり分配金は9,550円となる見通し。なお、ポートフォリオの総賃貸可能面積の1.8％占める「IIF東雲R&Dセンター」の一棟貸テナントである日本ユニシスが9月末に退去予定。IIFは、次テナントの誘致を優先しながら、資産入替の可能性も視野に入れ対応していく構え。
