三井不動産アコモデーションファンド投資法人が、物件入替えを行う。 取得する物件は、スポンサーグループである三井不動産レジデンシャルが開発した「パークアクシス押上レジデンス」と「パークアクシス西馬込」。更に西日本新聞ビルディングより学生マンション「キャンパステラス九大学研都市」を取得する。3物件の取得額は計65億円。 一方、売却する物件は、「パークアクシス月島」と「ドーミー西荻窪」、2物件の売却額は計28.3億円。売却先は三井不動産レジデンシャル。 これに伴い第41期（2026年8月期）業績予想を修正。本物件入替えに伴う売却益904百万円を計上し、10月に公表した業績予想に対し13.4％増益を見込む。660百万円を内部留保とし、1口当たり分配金は2,385円と2.1％増となる見通し。 築浅の物件へ入替えとNOIの向上を図るとともに、売却益の分配と内部留保を実現する。 本物件入替え後の2026年4月時点のポートフォリオ全体の規模は3,540億円、有利子負債比率は52.0％となる見通し。
