日本アコモデーションファンド投資法人が、第36期（2024年2月期）決算を発表した。 第36期は、「スマイルホテル沖縄那覇」等ホテル3物件を取得した。期中平均稼働率は97.1％と前期より0.2ポイント上昇した。これらに伴い賃貸収益は増加したが、前期の物件売却益がなくなったため、前期比2.1％減益。内部留保を行った前期に対し、当期は内部留保がなかったため、1口当たり分配金は11,459円と前期比7.6％増となった。 期末のポートフォリオは136物件、資産規模（取得額合計）は3,421億円、有利子負債比率は51.2％。 第37期（2024年8月期）は、期中平均稼働率が97.0％と前期より0.1ポイント低下する想定。繁忙期に伴う原状回復費やリーシング費用の増加により、前期比5.2％減益を見込み、1口当たり分配金は10,860円となる見通し。 第38期（2025年2月期）は、期中平均稼働率97.1％を想定する。非繁忙期に伴う原状回復費やリーシング費用の減少により、前期予想比3.2％増益を見込み、1口当たり分配金は11,210円となる見通し。
