日本アコモデーションファンド投資法人が、第35期（2023年8月期）決算を発表した。 第35期は、「ドーミー芦屋」を売却。期中平均稼働率は96.9％と前期より0.1ポイント低下したが、売却益548百万円が寄与し、前期比8.6％増益。533百万円を内部留保とし、1口当たり分配金は10,645円と前期比1.2％減となった。 期末のポートフォリオは133物件、資産規模（取得額合計）は3,390億円、有利子負債比率は51.2％。 第36期（2024年2月期）は、「スマイルホテル西明石」等ホテル3物件を取得する。期中平均稼働率は97.2％と前期より0.3ポイント上昇する想定。前期の物件売却益がなくなるため、前期比5.7％減益を見込むが、1口当たり分配金は11,040円と前期比3.7％増となる見通し。 第37期（2024年8月期）は、期中平均稼働率97.0％を想定する。繁忙期に伴う賃貸費用や支払利息の増加により、前期予想比3.1％減益を見込み、1口当たり分配金は10,700円となる見通し。
