日本アコモデーションファンド投資法人がムーディーズより発行体格付けを取得した。格付けはA1、アウトルックは安定的。A1の格付けは、日本ビルファンド、ジャパンリアルエステイト、日本ロジスティクスファンドと並んでJ-REITで最高のランクに位置する。ムーディーズ社によれば、オフィスビルに比べて、レジデンスは需給の層が厚く、また景気変動の影響を受けにくいため、安定的なキャッシュフローが期待できるとしている。旗艦物件である大川端賃貸棟への集中リスクを懸念するが、競争力が高く、テナント分散が図られていることで、リスクは限定的と見ている。
