東海道リート投資法人（TKD）が、学生マンションの運営を行うジェイ・エス・ビーと物件入替えを行う。 TKDが取得する物件は、三重県津市にある、2022年竣工、3階建の学生マンション。6月末時点の稼働率は100％。取得額は9.6億円。9月に取得する。 一方、TKDが売却する物件は、名古屋市中区にある、2016年竣工の単身者向けマンション。賃貸事業費用の増加によりNOI利回りが低下していることから売却を決定した。売却額は12.3億円。2期に分割して売却する。 これに伴い2025年7月期に19.7百万円、2026年1月期に19.6百万円の売却益がそれぞれ生じる見込みだが、現時点で業績予想の修正はなし。
