東海道リート投資法人が、第7期（2025年1月期）決算を発表した。 第7期は、「AIG京都ビル」を取得。新規物件の収益や既存物件の増収により前期比1.5％増益、1口当たり分配金は3,335円となった。 期末のポートフォリオは23物件、資産規模（取得額合計）は545億円、有利子負債比率は48.1％。 第8期（2025年7月期）は、投資口の追加発行を行い「みよしインダストリアルセンター（底地）」等6物件を取得。これにより前期比12.6％増益を見込むが、投資口数13.8％増加により、1口当たり分配金は3,299円と前期比1.1％減となる見通し。 第9期（2026年1月期）は、修繕費や資産運用報酬が増加するが、融資関連費用の減少により、前期予想比0.2％増益を見込み、1口当たり分配金は3,306円となる見通し。 公募増資後の1口当たり巡航分配金は3,252円となる。今後は3,250～3,300円を目標とし、引き続き中期目標である資産規模1,000億円へ向けて成長速度を維持する方針。
