東海道リート投資法人が、第5期（2024年1月期）決算を発表した。 第5期における物件取得はなし。外注委託費や修繕費が増加したが、前期に取得した物件の通期稼働、融資関連費用の減少等により、前期比0.3％増益、1口当たり分配金は3,351円となった。 期末のポートフォリオは12物件、資産規模（取得額合計）は451億円、有利子負債比率は46.2％。 第6期（2024年7月期）は、投資口の追加発行を行い、「各務ヶ原インダストリアルセンター」の底地等10物件を取得。これにより前期比11.5％増益。投資口数14.8％増加により、1口当たり分配金は3,255円と前期比2.9％減となる見通し。 第7期（2025年1月期）は、賃貸収入の増加、融資関連費用の減少により、前期予想比3.8％増益を見込み、1口当たり分配金は3,380円となる見通し。 1口当たり巡航分配金の目標額を年間6,530～6,630円とする。またスポンサーパイプラインの活用や外部物件の取得により、中長期的な目標として資産規模2,000億円を掲げる。
