東海道リート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は35,900口、オーバーアロットメントによる売出口数は1,795口。これにより発行後の投資口数は14.8％増の278,400口となる予定。 調達額は41億円を想定し、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、工場の底地1物件と住宅9物件の計10物件、取得額は計78.09億円。これにより取得後のポートフォリオ全体の規模は17％増の530億円となる。 これらに伴い第6期（2024年7月期）業績予想を修正。新規10物件の収益が寄与し、9月に公表した業績予想に対し14.9％増益を見込む。投資口数が増加するも、1口当たり分配金は3,255円と前回予想を0.2％上回る見通し。 併せて第7期（2025年1月期）業績予想を発表。賃貸収入の増加や支払利息の減少により、前期予想比3.8％増益を見込み、1口当たり分配金は3,380円となる見通し。 資産規模500億円を達成したことにより、中期的には1,000億円、中長期的には2,000億円を目指す意向。 また1口当たり巡航分配金の目標額を年間6,530～6,630円とする。
