東海道リート投資法人が、第4期（2023年7月期）決算を発表した。 第4期は、投資口の追加発行を行い、「セントレアロジスティクスセンター」等、物流施設2物件を取得。これにより前期比42％増益。投資口数が37％増加するも、1口当たり分配金は3,342円と4.1％増となった。 期末のポートフォリオは12物件、資産規模（取得額合計）は451億円、有利子負債比率は46.8％。 第5期（2024年1月期）は、新規物件が通期寄与する一方、PM報酬や修繕費の増加により、前期比0.1％減益を見込み、1口当たり分配金は3,337円となる見通し。 第6期（2024年7月期）は、既存物件が増収となる一方、固都税の増加により、前期予想比2.6％減益を見込み、1口当たり分配金は3,250円となる見通し。 資産規模500億円が視野に入ったことで、引き続きスポンサーのネットワークやCRE提案を活用した外部成長によって、中期目標である1,000億円を目指す。
