東海道リート投資法人が、第3期（2023年1月期）決算を発表した。 第3期は、「松阪ロジスティクスセンター」を取得した。これにより前期比1.3％増益となり、1口当たり分配金は3,211円となった。 期末のポートフォリオは10物件、資産規模（取得額合計）は316億円、有利子負債比率は46.7％。 第4期（2023年7月期）は、投資口の追加発行を行い、「セントレアロジスティクスセンター」等2物件を取得。これにより前期比41.6％増益を見込む。投資口数が37％増加するも、1口当たり分配金は3,320円と前期比3.4％増となる見通し。 第5期（2024年1月期）は、修繕費が増加するが、前期に取得した物件の通期稼働や融資関連費用の減少により、前期予想比0.5％増益を見込み、1口当たり分配金は3,337円となる見通し。 1口当たり巡航分配金は年間ベースで6,500円～6,600円を目指す。また上場時の資産規模目標である500億円が見えてきたことから、今後は1,000億円を目指す意向。
