東海道リート投資法人が、第1期（2022年1月期）決算を発表した。 第1期における実質的な運用期間は、1物件取得した2021年3月30日からの308日間。6月22日に上場し、23日に7物件を取得、2022年1月に1物件を取得した。 稼働率の低下により上場時予想に対し減収となったが、投資口発行費用や融資関連費用が想定より減少し、上場時予想比13.4％増益。1口当たり分配金は2,446円となった。 期末のポートフォリオは9物件、資産規模（取得額合計）は309億円、有利子負債比率は46.3％。 第2期（2022年7月期）より運用期間が6ヶ月間となる。匿名組合出資持分1件を取得。運用期間が少なくなることや固都税計上により営業利益ベースでは前期比減益となるが、上場費用がなくなるため当期利益は30％増益を見込み、1口当たり分配金は3,200円となる見通し。 第3期（2023年1月期）は、資産運用報酬が増加する一方、融資関連費用の減少により、前期予想比0.5％増益を見込み、1口当たり分配金は3,217円となる見通し。 当面の目標として、東海道エリアの産業インフラアセットの取得により、資産規模500億円を目指す。
