東海道リート投資法人が、本日上場した。REITの上場は、2019年12月に上場したSOSiLA物流リート投資法人以来1年半ぶり。これで上場REITは62銘柄となる。 初値は101,500円と、IPO発行価格100,000円を1.5％上回った。 東海道エリアの産業経済圏に重点投資する総合型REITで、上場時の資産規模は303億円。 第1期（2022年1月期）の実質的な運用期間は、6月23日から2022年1月末までの変則期間となる。 上場時8物件の収益により、当期純利益381百万円、1口当たり分配金は2,150円となる見通し。 第2期（2022年7月期）は、固都税を計上する一方、上場費用がなくなるため、前期予想比48％増益を見込み、1口当たり分配金は3,186円となる見通し。 第3期（2023年1月期）は、営業費用の減少により、前期予想比0.9％増益を見込み、1口当たり分配金は3,217円となる見通し。 有利子負債比率は、第1期末に46.0％、第2期及び第3期末に45.2％を想定。
