SOSiLA物流リート投資法人が、第9期（2024年5月期）決算を発表した。 第9期における物件取得はなし。前期に取得した物件が通期寄与したが、修繕費やリーシング費用の増加等により、前期比2.5％減益。減価償却費の30％相当の利益超過分配を行い、1口当たり分配金（利益超過分配金含む）は2,769円と前期比2.2％減となった。 期末のポートフォリオは17物件、資産規模（取得額合計）は1,425億円、有利子負債比率は42.4％。 第10期（2024年11月期）は、契約更改に伴う賃料増額が寄与するが、修繕費や固都税の増加により、前期比0.4％減益を見込む。1口当たり分配金（利益超過分配金含む）は2,770円となる見通し。 第11期（2025年5月期）は、リーシング費用の減少により、前期予想比0.4％増益を見込む。1口当たり分配金（利益超過分配金含む）は2,770円と前期予想と同額となる見通し。 当面は、手元資金を活用した物件取得や匿名組合出資、賃料増額によって、金利上昇による影響を吸収し、分配金を維持する。金融環境が回復した際に、LTVの水準に留意しながら、ブリッジスキーム等で確保した物件を取得する方針。
