SOSiLA物流リート投資法人が、投資口の追加発行を行う。公募増資は1年ぶり。 発行口数は43,700口、オーバーアロットメントによる売出口数は2,185口。これにより発行後の投資口数は6.7％増の727,500口となる予定。 調達額は59億円を想定し、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、兵庫県尼崎市にある「SOSiLA尼崎」と、埼玉県八潮市にある「SOSiLA八潮」の2物件、取得額は計179.71億円。これにより取得後のポートフォリオ全体の規模は14.6％増の1,412億円になるとともに、関西圏の投資比率が34％に上昇する。 これらに伴い第7期（2023年5月期）業績予想を修正。上記2物件と第6期（2022年11月期）に取得する2物件の収益が寄与し、7月に公表した業績予想に対し5.8％増益を見込む。投資口数の増加により1口当たり利益分配金は0.9％減となるが、利益超過分配額を増額し、1口当たり分配金（利益超過分配金含む）は2,628円と変更なし。期末の有利子負債比率は42.3％程度を想定。 併せて第8期（2023年11月期）業績予想を発表した。上記2物件の通期稼働により、前期予想比4.2％増益を見込む。利益超過分配額を前期予想より増額し、1口当たり分配金（利益超過分配金含む）は2,760円となる見通し。期末の有利子負債比率は42.1％程度を想定する。
