サンケイリアルエステート投資法人が、第12期（2025年2月期）決算を発表した。 第12期における物件取得はなし。借入コストが増加したが、前期に取得した物件の通期稼働やホテルの変動賃料増加により、前期比3.4％増益。1口当たり分配金は2,451円となった。 期末のポートフォリオは17物件、資産規模（取得額合計）は964億円、有利子負債比率は47.8％。 第13期（2025年8月期）は、ホテルの変動賃料計上により増収となるが、固都税や借入コストの増加により、前期比4.9％減益を見込み、1口当たり分配金は2,330円となる見通し。 第14期（2026年2月期）は、ホテルの変動賃料の減少や借入コストの増加により、前期予想比3.4％減益を見込み、1口当たり分配金は2,250円となる見通し。 今後の成長戦略として、ROEの向上を目指す。物件入替えによるポートフォリオ強化、内部成長による収益増加、変動金利採用による借入れコスト抑制、売却代金を活用した自己投資口取得による自己資本の圧縮を行う予定。
