サンケイリアルエステート投資法人が、第11期（2024年8月期）決算を発表した。 第11期は、「S-GATE日本橋本町」の持分と、「ベッセルホテルカンパーナすすきの」を取得した。前期の物件売却益がなくなったが、新規物件及び前期に取得した物件の収益寄与、また前期に売却した物件の賃貸費用の減少により、前期比6.7％増益、1口当たり分配金は2,369円となった。 期末のポートフォリオは17物件、資産規模（取得額合計）は964億円、有利子負債比率は47.9％。 第12期（2025年2月期）は、前期に取得した物件が通期寄与するが、既存物件のテナント退去による減収や借入れコストの増加により、前期比2.9％減益を見込み、1口当たり分配金は2,302円となる見通し。 第13期（2025年8月期）は、ホテルの収益増加を想定する一方、固都税や借入れコストの増加により、前期予想比2.3％減益を見込み、1口当たり分配金は2,250円となる見通し。 引き続き総合型REITとして、市況環境に応じて収益のアップサイド及びダウンサイドのバランスを意識し、ポートフォリオの強化を図る。
