サンケイリアルエステート投資法人が、第6期（2022年2月期）決算を発表した。 第6期は、投資口の追加発行を行い「品川シーサイドTSタワー」の追加持分等、オフィスビル4物件を取得した。期末稼働率は99.1％と前期比0.9％上昇した。新規物件の収益が寄与し、前期比37.2％増益。投資口数が30％増加するも、1口当たり分配金は2,979円と前期比4.1％増となった。 期末のポートフォリオは14物件、資産規模は966億円、有利子負債比率は47.5％。 第7期（2022年8月期）は、旗艦物件である品川シーサイドTSタワーの主要テナントであるソニーグループが3月末に7フロア解約し、期末稼働率は94.3％と前期比4.8ポイント低下する想定。これにより賃貸収入は減少するが、品川シーサイドの解約違約金収入発生により、前期比4.7％増益となり、1口当たり分配金は3,120円となる見通し。 第8期（2023年2月期）は、期末稼働率92.9％を想定する。前期の解約違約金収入がなくなることや、稼働率低下に伴う減収により、前期予想比28.3％減益を見込み、1口当たり分配金は2,239円となる見通し。 なお、2023年3月末にはソニーグループが14フロアを追加解約する予定。りんかい線品川シーサイド駅直結の好アクセスや、都心・品川エリアと比較した割安な賃料水準を強みにリーシングを進める方針。
