エスコンジャパンリート投資法人が、第18期（2026年1月期）決算を発表した。 第18期は、「ナインアワーズウーマン新宿」を取得した。これにより賃貸収入は増加したが、解約違約金収入の減少、支払利息や融資関連費用の増加により、前期比7.0％減益となり、1口当たり分配金は3,615円となった。 期末のポートフォリオは39物件、資産規模（取得額合計）は742億円、有利子負債比率は45.6％。 第19期（2026年7月期）は、「コンパスホテル名古屋」を取得、「ドラッグユタカ向日植野店（底地）」等底地4物件を売却。物件売却益89百万円が寄与する一方、コンパスホテル名古屋のリブランドに伴う一時休業や、支払利息の増加等により、前期比2.3％減益を見込み、1口当たり分配金は3,530円となる見通し。 第20期（2027年1月期）は、前期の物件売却益がなくなるが、コンパスホテル名古屋の収益、既存物件の賃料増額等により、前期予想比1.0％増益を見込み、1口当たり分配金は3,565円となる見通し。 併せて運用ガイドラインを変更し、インフレ耐性に強いホテルや住宅等の取得を拡大する。引き続き物件入替えを行いポートフォリオ再編を行いながら、資産規模1,000億円を目指すとともに、1口当たり分配金3,600円の早期達成を目指す。
