エスコンジャパンリート投資法人が、第16期（2025年1月期）決算を発表した。 第16期における物件取得はなし。前期の売却損益がなくなったが、tonarie南千里のリニューアルによる賃料増額や前期に取得した物件の通期稼働により、前期比7.2％増益。1口当たり分配金は3,474円となった。 期末のポートフォリオは37物件、資産規模（取得額合計）は703億円、有利子負債比率は42.9％。 併せて「コーナンtonarie大和高田店（底地）」をスポンサーである日本エスコンより取得することを発表した。取得額は11.45億円。 第17期（2025年7月期）は、基準金利上昇に伴い支払利息が増加するが、tonarie南千里の賃料増額が寄与し、前期比0.4％増益を見込み、1口当たり分配金は3,486円となる見通し。 第18期（2026年1月期）は、引き続き支払利息が増加するが、前期に取得した物件の通期稼働や水道光熱費収支の改善により、前期予想比0.7％増益を見込み、1口当たり分配金は3,510円となる見通し。 今後は、資産規模拡大の方向だけでなく、ポートフォリオの強化を目的にポートフォリオ全体の15％の物件入替えを行う方針。
