エスコンジャパンリート投資法人が、第7期（2020年7月期）決算を発表した。 第7期は、投資口の追加発行を行い「tonarie大和高田」等、3物件を取得した。これにより前期比9.9％増益。投資口数19.4％増により、1口当たり分配金は3,430円と前期比8％減となった。 期末のポートフォリオは28物件、資産規模（取得額合計）は519億円、有利子負債比率は43.6％。ポートフォリオが食品スーパーやドラッグストアを中心に構成されているため、全物件で休業はなし。賃料減免は、スポーツクラブや飲食店を中心に4.8百万円（営業収益全体の0.3％）と、業績への影響は限定的。 第8期（2021年1月期）は、コロナ禍による賃料減免、解約を保守的に見積もる一方、支払利息、融資関連費用、投資口発行費用の減少により、前期比1.7％増益を見込み、1口当たり分配金は3,489円となる見通し。 第9期（2021年7月期）は、引き続き賃料減免や解約を想定する他、固都税の増加により、前期予想比2.6％減益を見込み、1口当たり分配金は3,400円となる見通し。
