エスコンジャパンリート投資法人が、投資口の追加発行を行う。公募増資は2019年2月上場後初めて。 発行口数は43,792口、オーバーアロットメントによる売出口数は2,190口。これにより発行後の投資口数は19.4％増の282,982口となる予定。 調達額は52億円を見込み、併せて発表した物件の取得資金とする。 取得する物件は、奈良県大和高田市にある「tonarie大和高田」等、商業施設及び底地の計3物件、取得額は計103.73億円。これによりポートフォリオ全体の規模は25％増の519.8億円となる。 これらに伴い第7期（2020年7月期）業績予想を修正。上記3物件取得により、昨年9月に公表した業績予想に対し20.5％増益を見込む。投資口数が増加するも、1口当たり分配金は3,279円と0.9％増となる見通し。 併せて第8期（2021年1月期）業績予想を発表。前期の投資口発行費用がなくなるため、前期予想比5.8％増益を見込み、1口当たり分配金は3,474円となる見通し。 なお、有利子負債比率は、第7期末に44.2％、第8期末に43.8％を見込む。
