エスコンジャパンリート投資法人が、本日上場した。初値は97,200円とIPO発行価格101,000円を3.8％下回った。 上場前より私募で3物件を運用しており、上場は第5期になる。IPO調達資金及び借入金で22物件を追加取得し、上場時の資産規模は416億円となる。 併せて、第5期（2019年7月期）、第6期（2020年1月期）、第7期（2020年7月期）の業績予想を発表。 第5期は、25物件の運用により、当期純利益623百万円、1口当たり分配金は2,629円、有利子負債比率は44.1％となる見通し。 第6期は、上場時に取得した物件の通期稼働による増収、前期の上場費用がなくなることから、前期予想比38.8％増益を見込み、1口当たり分配金は3,653円、有利子負債比率は43.8％となる見通し。 第7期は、固都税の増加により、前期予想比11.9％減益を見込み、1口当たり分配金は3,218円、有利子負債比率は43.9％となる見通し。
