今回は、三井物産ロジスティクス・パートナーズ株式会社 代表取締役社長 鈴木 靖一氏に業界動向やファンドの特徴に関してインタビュー形式でお話していただきました。
2023年7月期の決算発表での巡航の1口当たり分配金は5,180円となっています。現在2022年3月の決算発表で示した「Develop the Value」戦略を推進しており、5,600円から5,700円を当面の目標としています。1口当たり分配金の成長の内訳としては、内部成長で2割から3割、残りを外部成長と試算しています。内部成長に関しましては、目標を上回る賃料の増額に加え、実費精算への切替により水道光熱費上昇リスクの低減が進捗しているため実現性は高いと考えています。また外部成長に関しても、注力している協同開発の各案件において、工事やテナントの誘致が着実に進捗し、取得の蓋然性が高まってきており、パイプラインの積み上げが順調に進展していますので、外部環境変化に柔軟に対応しながら資金調達を行い、物件を取得し、目標の達成を目指していきたいと思います。
