ジャパン・シニアリビング投資法人が、7月29日東証に上場する。ヘルスケア施設特化型REITとしては3本目となる。主要なスポンサーは、ケネディクス、長谷工コーポレーション、新生銀行等。投資対象は、有料老人ホームやサービス付高齢者向け住宅等の高齢者施設をポートフォリオの70％以上、病院や医療モール等の医療施設を30％以下とする。上場時のポートフォリオは、介護付有料老人ホーム9棟、住宅型有料老人ホーム4棟、サービス付高齢者向け住宅1棟の計14棟、資産規模（取得価格計）は280億円。平均鑑定NOI利回りは6.0％。オペレーターとの賃貸借契約は全て固定賃料。またオペレーターとパートナーシップを築き、物件取得や開発を通じて外部成長を目指す。上場時に投資口83,750口の発行、オーバーアロットメントによる売出し3,250口を行い、調達額は約174億円を見込む。
