サムティ・レジデンシャル投資法人が6月30日東証に上場する。スポンサーのサムティはジャスダックに上場しており、関西を中心にマンションの開発やファンド事業を行う。投資法人の主要な運用対象はレジデンスだが、長期的にはホテルやヘルスケア施設を20％以下で組み入れる方針。上場時のポートフォリオはレジデンス28棟、資産規模は305億円、平均鑑定NOI利回りは5.6％。投資地域は首都圏25％に対し地方都市75％と、地方の投資割合が高い。従って減価償却費の物件取得価格に対する割合が高くなるため、一定の条件の元で利益超過分配を行う方針。上場に際し投資口の発行153,340口、オーバーアロットメントによる売出7,660口を行い、調達額は約161億円を見込む。IPOブックビルディングは6月15日～6月18日、主幹事証券会社は大和証券。
