経済のグローバル化を背景としたサプライチェーンの再編と3PLの定着、e-コマース市場の拡大、世界的な金融緩和や運用難による投資資金の流入等を追い風として物流不動産市場は活況が続いています。
しかし一方で物流不動産の投資利回りが過去最低水準まで低下する等、過熱を感じさせるデータやそれに対する警戒の声も増えてきました。
こうした熱気と警戒感が入り混じる状況下、物流特化型REITのスポンサーはどのような方針で物流不動産事業を進めていこうとしているのか、「国際総合物流展2016」での各社セミナーから探ってきました。
そもそも「国際総合物流展」とは、「内外の最新物流機器・システム・サービス等のソフトとハードを一堂に結集し、交易振興・技術の向上・情報の提供・人的交流等を促進することを目的」として、物流に関する業界団体や企業が2年に1度、4日間にわたって開催しているアジア最大の物流・ロジスティクス展示会です。
前回開催でも参加企業400社以上、入場者も13万人を越え盛り上がりや関心の高さも窺える展示会となっています。
