日経IR・投資フェアレポートに行ってきました！
2015年8月28日（金）・29日（土）の2日間で日経IR・投資フェアが開催され、数社のREITの説明会や有識者によるREITセミナーも開催されていました。
今回は前半の28日の会に参加いたしました。
午前中はREITコーナーやブースにはまだまだ人が少ない状況で、隣にあるETFコーナーの説明会には人が多く見られる状況となっておりました。
REITで唯一ブースを出している「星野リゾート・リート投資法人」では、REITコーナーだけでなく、ブースでも説明会を行っており、まずまずの人が集まっておりました。（詳細は午後編にて）
REITコーナーにて「ケネディクス・オフィス投資法人」の説明会が開催されておりました。東京経済圏を中心とした中規模オフィスビルへの重点投資をしており、独立系不動産投資運用会社のケネディクス・グループによるサポートを強みとしています。
説明会では、現在のオフィス状況「築年別オフィスストックのオフィスピラミッド」によると、中小規模ビルの約8割が築20年以上となっており、適切な設備更新や運営管理、バリューアップが物件競争力を左右することから、中規模オフィスビルNo.1Jリートとしての運用力の強みがある点などの説明を行っておりました。
「中長期的に11,000円を目指す」という分配金の話で会が終了いたしました。
午後には、J-REITは安定した分配金や高水準な投資口価格もあって今まで以上に投資家の関心を集めているようで、REITコーナーでの有識者によるミニセミナー、個別REITのブース、ともに立ち見が出る盛況ぶりでした。
