産業ファンド投資法人（IIF）が、物件入替えを行う。 取得する物件は、千葉県船橋市にある物流施設と、広島県東広島市にある工場施設。2物件の取得額は計124.23億円。工場施設はCPI連動賃料を導入し5年毎に賃料改定を行う。 一方、売却する物件は、「IIF泉大津e-shopロジスティクスセンター（底地」等、物流施設や工場施設の底地4件。4物件の売却額は計113.72億円。売却益は約17億円を想定し、2026年7月期及び2027年1月期に分割して全額分配する。売却先は地主株式会社と共同で組成した底地ファンド。IIFは4物件の売却益を得るとともに、本底地ファンドへ匿名組合出資（出資割合7％）することで、配当収入（想定配当利回り7％）を受領する予定。なお、底地ファンドは上記4物件の他に、IIFのパイプラインとしてブリッジファンドが保有するターミナルタンクの底地6物件も併せて取得する（IIFは6物件の優先交渉権を引き続き保有する）。 これらに伴い第38期（2026年7月期）業績予想を修正。売却する物件の賃貸収益が減少する一方、物件売却益2,075百万円計上により、9月に公表した業績予想に対し11.2％増益を見込み、1口当たり分配金（利益超過分配金含む）は4,000円となる見通し。
