今回は、株式会社三菱UFJ銀行ソリューションプロダクツ部不動産ファイナンスグループREITチーム　次長坂田元樹氏に金融機関から見たREIT業界の動向に関してインタビュー形式でお話をしていただきました。

弊行の不動産ファイナンスグループは総勢約70名、3つのラインで構成されています。 1つ目は私が所属しているREITチーム、2つ目は不動産私募ファンドチーム、3つ目は企画管理及びエクイティチーム（私募REITや私募ファンドの組成支援）です。

2022年9月末時点での弊行のJ-REIT向けの融資残高は約1.7兆円。貸出シェアは約19％とトップの位置におります。 J-REIT向けの貸出シェアの特徴は特定の金融機関に偏っていることです。弊行を含む3メガバンクで約5割のシェア、信託銀行や政府系金融機関を含めると約8割のシェアとなります。
