サンケイリアルエステート投資法人が、3月12日東証に上場する。上場REITは63銘柄となる。 スポンサーであるサンケイビルは、1951年創設来、大阪サンケイビルや東京サンケイビル等のオフィスビルの開発及び運営事業を行う。2002年にフジ・メディア・ホールディングスグループの傘下となり、近年はグループ内の都市開発・観光事業の中核として、分譲マンションやシニア事業、ホテルリゾート事業にも参入する。 投資法人は2018年11月に設立。サンケイビルが開発する不動産の保有機能として、スポンサーとともに持続的成長を目指す。 投資対象は、都心のオフィスビルを中心とし、オフィスビル：サブアセット＝8：2の投資割合とする。 上場時のポートフォリオは、「東京サンケイビル」や「ブリーゼタワー」等、サンケイビルが開発した物件を中心に、オフィスビル7物件、ホテル1物件の計8物件、資産規模は433億円。平均鑑定NOI利回りは4.1％、平均築年数は15.3年。上場後もサンケイビルが保有するオフィスビルを中心に外部成長を図る。 上場時に投資口227,238口を発行し、調達額は227億円を見込む。IPOブックビルディングは2月25日～3月4日。
